123 Victoria Street, originally built in 1975, consists of 3 basement levels, a ground floor, and 12 upper levels.    

The fit out and refurbishment of the upper 12 floors and basement will be carried out whilst the retail units on the ground floor were still trading. The refurbishment includes plant areas, replacement roof and roof plant, BMS and general office space.                              

EDC worked within a tight time frame to carry out a design risk assessment as well as proposing several alternative design solutions to reduce program, capital and running costs and critically c02 emissions.
