Project Overview:

The scheme is a key local development transforming the Lambeth Mission and St Mary’s building on Lambeth Road. The new development comprises a 12-storey 137-bedroom hotel in addition to a separate community building and two residential apartments for the Methodist Church, which will sit adjacent to the hotel.

Construction is an RC frame with GRC cladding. The hotel and church buildings will be fully completed to shell and core and fitted out, including a church basement. The hotel has been pre-let to hotel-group Premier Inn.

The scheme, including all buildings is being delivered to achieve BREEAM ‘Excellent’.

EDC Scope of Works:

EDC provided full MEP Design services from RIBA Stage 4 through to Stage 6 for the Lambeth Mission project, which included a shared basement with life safety systems and a heritage church building with vaulted ceilings. Our scope covered the technical design and coordination of a Water Mist fire suppression system and a complex basement smoke ventilation strategy. Due to structural constraints, we rerouted a 1.5m² smoke extract duct originally designed at Stage 3 to maintain compliance and performance. Close coordination with structural and architectural teams ensured all services were integrated within challenging spatial conditions. Practical completion was granted in December 2024, and both buildings are now fully occupied and operational.
