The client’s main challenge was to deliver a high-quality 654-unit development while ensuring the design maximised the return of investment for the project.

This Early MEP Risk Audit (EMRA) highlighted that increased performance could be achieved by streamlining the Mechanical & Electrical designs. This included rationalising the layout of the plant room and equipment, ensuring optimal pipe and cable sizing, and recommending alternative building services solutions.

The Early MEP Risk Audit (EMRA) identified that a saving of £500,000 could be achieved by streamlining the Mechanical & Electrical Designs. This streamlining also helped to reduce the Construction Timeframes.

Experienced Design & Cost Engineers conducted a detailed design analysis. Through this Early MEP Risk Audit (EMRA), it was highlighted that there were deficiencies in the Mechanical & Electrical Designs due to incomplete and non-compliant design.

The Early MEP Risk Audit (EMRA) identified that by investing an additional €180,000 early in the Mechanical & Electrical design process, the client was able to mitigate significant costs at the construction stage. This would have cost multiples of this initial investment and additional programme time had these issues not been highlighted at the early design stage.

The Return of Investment (ROI) for the Client was more than 10X but equally important, it ensured an optimised, compliant design ensuring the project was delivered on time and released to market as originally planned.
