Project Overview:

The Crown Trading Centre in Hayes is a £100 million development in West London, comprising 407 high-quality apartments across two buildings, along with five shell and core commercial units. The scheme features podium-level amenity spaces on the first floor, with underground parking beneath.

With West London’s employment growth driving housing demand, this development is designed to meet the needs of young professionals, offering a mix of one, two, and three-bedroom apartments built to Greystar’s premium design standards. The project prioritises social, economic, and environmental sustainability, ensuring a well-balanced urban living experience. Of the 407 purpose-built apartments, 89 are designated as affordable housing, contributing to the expansion of West London’s housing stock and reinforcing the area’s social infrastructure. The Crown Trading Centre Hayes is set for completion in Q3 2025.

EDC Scope of Works:

EDC is currently delivering a Stage 3 MEP package, along with comprehensive energy services, including SAP, SBEM assessments, and the development of a new energy strategy to ensure the project’s long-term sustainability and compliance with regulatory standards.

As part of our renewable energy design, we have incorporated a 550kW photovoltaic (PV) system and an Air Source Heat Pump (ASHP) array capable of meeting 100% of the heating and domestic hot water requirements for all apartments throughout the year. This low-carbon solution significantly reduces reliance on fossil fuels, aligning with Net Zero targets and enhancing the overall energy efficiency of the development.

To further future-proof the scheme, the ASHP system has been designed to integrate seamlessly with a potential future district heating network, should one become available nearby. Additionally, the system is configured to supply 100% of the domestic hot water demand for the commercial unit, ensuring energy efficiency across both residential and commercial spaces.

Through this integrated approach, EDC is delivering a high-performance, low-carbon MEP solution that meets both current and future sustainability goals while optimising energy use across the development.
