INTRODUCTION:
This development consists of 76 residential units and a commercial unit which have been built over 6 levels. Of these 76 residential units, 67 will be shared ownership with the other 9 due for rented accommodation. The residential accommodation is made up of a mix of one, two and 12 three-bedroom apartments with convenient car parking space and attractive landscaping.
There is also a commercial office unit on the ground floor including partial facade retention of the existing building at the entrance.

- Following the energy hierarchy, passive design measures, energy efficient equipment and provision of Low Zero Carbon Zero technologies have shown an improvement of a 40.4% over the Building Regulations Part L 2013 target emissions rate for the residential units and a 35.5% improvement for the non-residential units
- Renewable energy systems have been incorporated including the use of solar panels.
EDC Mechanical & Electrical Overview.
EDC appointed to provide the Mechanical, Electrical, Energy Design Services & site support during construction on Commerce Road working closely with our partners HG Construction to coordinate the smooth delivery and installation of the MEP services.
Renewable energy systems have been incorporated into the development, resulting in an additional carbon saving of 26.22 tonnes per annum over the building regulations target. The residential part of the development can achieve a 40.4% improvement over building regulations while the non-residential part can achieve an improvement of 35.5%. Beyond this, carbon savings can be made through an offset payment to achieve a ‘zero carbon’ target for the residential part of the development, in line with the London Plan and council’s requirements.
