Development Overview
The project involves the completion of a state-of-the-art facility for the National Transport Authority (NTA), designed to accommodate bus parking and operations. The scope includes a modular administration building, a maintenance workshop with 2no service pits, an automatic bus wash with reclaim unit for recycling water, and fuelling system, as well as fuel and water storage infrastructure.
Lead MEP Designers
EDC was appointed to deliver full MEP design for the depot’s 22-unit modular administration building, supporting the project’s ambition to adopt Modern Methods of Construction (MMC).
Modern Methods of Construction
At the core of the Jamestown Bus Depot is a modular, offsite construction strategy, enabling faster delivery, improved quality control, and reduced on-site disruption. The administration building was developed using a 22-unit modular system, manufactured offsite and assembled on location.

The MMC Approach

At the core of the Jamestown Bus Depot is a modular, offsite construction strategy, enabling faster delivery, improved quality control, and reduced on-site disruption.

The administration building was developed using a 22-unit modular system, manufactured offsite and assembled on location. This approach:

  • Accelerates programme timelines
  • Reduces site congestion and waste
  • Enhances build quality through controlled factory conditions
  • Minimises environmental impact during construction

MMC is increasingly becoming a critical solution in Ireland’s infrastructure delivery — and this project demonstrates how it can be successfully implemented at scale within transport developments.

EDC’s Role: Integrated MEP Design for Modular Delivery

EDC provided a fully coordinated MEP design solution, tailored specifically to suit the demands of modular construction.

Key considerations included:

  • Design for Manufacture & Assembly (DfMA):
MEP systems were developed in alignment with modular fabrication requirements, ensuring seamless integration within each unit.
  • Pre-coordination with Offsite Fabrication:
Early-stage collaboration ensured all services were fully resolved prior to manufacture, reducing clashes and eliminating rework during installation.
  • Service Integration Across Modules:
A key challenge in modular construction is ensuring continuity of services across multiple units. EDC’s design ensured efficient connections between modules, maintaining performance and reliability.
  • Sustainable Building Services Design:
The building incorporates energy-efficient systems aligned with modern operational needs, supporting long-term performance and reduced energy consumption.

Collaboration & Delivery

The success of MMC projects relies heavily on early and continuous collaboration between design teams, contractors, and manufacturers.
