Project Overview:

Kylemore is a high-end residential scheme in Killiney centred on the restoration of Kylemore Lodge, a protected Victorian structure, and the delivery of 102 new homes. The houses and apartments are complete; the Lodge—being sensitively converted into six apartments—is the final piece now in progress. The development blends heritage and contemporary living, pairing careful conservation with modern building performance.

At the heart of the masterplan is Kylemore Lodge. Its original character is being retained and repaired, with new residential accommodation created within the existing fabric. The surrounding homes are scaled and detailed to sit comfortably with the Lodge, preserving key views and the site’s mature setting.

EDC Scope of Works:

EDC provided MEP design and sustainability services across the scheme, from early design through to completion of the new houses and apartments and into the restoration phase for the Lodge.

Design Approach

  • Sensitive integration: Services are routed and detailed to protect the Lodge’s fabric and architectural features, minimising visual impact while meeting today’s performance standards.
  • Modern comfort, discreetly delivered: Heating, ventilation, water and lighting systems for the new homes are designed for comfort, reliability and ease of maintenance without dominating the architecture.
  • Future-focused performance: The specification prioritises efficiency, reduced operational energy and responsible water use, aligning with current regulations and best-practice guidance.

Sustainability
The project adopts a practical, fabric-first mindset supported by efficient building services and smart controls. The objective is straightforward: comfortable homes with lower running demands and long-term resilience, delivered without compromising the site’s heritage value.
