Project Overview:

Plaistow Hub is one of Populo Living’s (Developer) largest developments – providing 182 private rent apartments, including 1 bed, 2 bed and 3-bedroom homes, and a new community hub around Plaistow Underground Station. It consists of two buildings – London Road, next to the station, with 100 new homes over 23 floors, and Valetta Grove, offering 82 homes over 15 floors.

With stunning views across the city from the upper floors and direct access to a new local centre, with a library, supermarket, gym and café, it is a vibrant new hub for the neighbourhood. The homes are available currently available for rent. These new homes at Plaistow Hub are helping to fund 112 affordable homes across Newham.

EDC Scope of Works:
For this completed project, EDC is providing Engineering and Design Drawings through to the Construction Stage, ensuring seamless integration of all building services.

Our scope includes equipment specifications and technical coordination, ensuring compatibility with specialist systems such as lightning protection, security systems, smoke ventilation, PV installations, fire suppression, BMS, lifts, and specialist lighting.

On the electrical side, we are delivering lighting, fire alarm, power distribution, and general services layouts, as well as earthing, data, and external lighting designs. The project also includes security systems incorporating video entry, CCTV, and intruder alarms, along with submain cable calculations and specifications.

For mechanical services, our design covers ventilation, hot and cold-water distribution, gas systems, and low-pressure hot water (LPHW) pipework. Additionally, we are specifying pump sizing, boiler requirements, and an outline BMS performance specification to optimise system efficiency.

By integrating these key engineering disciplines, EDC ensures a high-performance, energy-efficient, and compliant building services solution.
