Great progress being made on the Castlewood and Medius House Developments, New Oxford Street.

EDC has been appointed by new client Skanska to complete the installation drawings for the Castlewood and Medius House scheme located behind New Oxford Street in London.
The redevelopment and refurbishment of Castlewood House and Medius House on New Oxford Street is really starting to take shape with groundworks and basement structures nearly complete for Castlewood House. Medius house now has the retained facade supported, and completing the final levels of construction with handover to the main contact works imminent.

Skanska has been awarded this £83M design & build project. Also known as Castlewood House and Medius House, the existing two buildings will become the Earnshaw Building.

The scheme comprises two new separate buildings. The first one consists of 20 residential apartments and the second is a 140,000 sq ft office building.

Castlewood House

 The existing building will be demolished, with the erection of an 11-storey office building (Class B1) with retail and restaurant uses (Class A1/A3) at ground floor level; enlargement of existing double basement level and formation of roof terraces and rooftop plant along with associated highways, landscaping, and public realm improvement works.

This will create a stunning new office building, along with new public routes and spaces linking Fitzrovia to Covent Garden, flanked by shops, cafes and restaurants.

Medius House

Medius House will ensure the delivery of new affordable homes, while retaining its Grade II-listed façade. Additionally, there will be the addition of a two-storey roof extension including private roof terrace.

Medius house will change from office (Class B1) and retail (Class A1) to provide 20 affordable housing units (Class C3) at upper floor levels with retained retail use at ground floor level.
