Project Overview:
The North City Operations Depot (NCOD) in Dublin is a landmark construction project designed to consolidate various Dublin City Council departments into a single state-of-the-art facility. The depot consists of a 4 storey office block, Warehouses, Workshops, Covered Carparks & Salt Barn and will house departments for the council that includes waste management, housing maintenance, electrical services, public lighting, Traffic, Surface water maintenance and Road maintenance.
EDC Scope of Works:
EDC, as part of the design team, are providing the M&E design, BIM & Digital Design, Energy Strategy & Design, on behalf of Dublin City Council, for the development of a consolidated operations depot that will be one of the first low carbon NZEB compliant developments constructed in Dublin.
Design and Construction monitoring for all M&E building services including, but not limited to, Mechanical ventilation, Heating & Cooling, domestic water services, drainage, electrical design, small power and data, lighting, fire alarm, security systems, generator backup and external lighting.
Challenges & Innovative Approaches:
The North City Operations Depot project required an extremely dedicated approach to collaboration and communication throughout the development. For a successful scheme it was imperative that the MEP services information was accurate and delivered in a timely manner,
EDC adopted a 24 hour response policy during the entire project which meant that interaction and coordination was a key priority across every stage and was adopted by all team members.
EDC have worked closely with the MEP contractors to ensure commissioning and constructability assessments were carried out and any issues identified and rectified early in the project cycle and before the project went to site which reduced issues, maintained programme etc.
BIM was a valuable enabler for this process. During the design stage, EDC consulted a range of other stakeholders such as facilities management providers and later in the project, EDC ensured there were senior engineers on hand throughout the project to ensure all parties benefited from clear and open communication subsequently ensuring there was a shared clear understanding of the project objectives and briefs helping work towards successful project delivery.
The project team utilised BIM to improve collaboration, address constructability concerns, and streamline the commissioning process. This allowed EDC to identify and rectify issues early, reducing delays and optimising project delivery.
