Developed by Cairn Homes, the Blakes development will deliver 377 Build-to-Rent apartments across six buildings, ranging from three to nine storeys, alongside a community sports hall, café and restaurant spaces, a creche, office hub and resident amenities.

The Blakes is a significant new mixed-use development in the heart of Stillorgan, Co. Dublin, transforming the former Blakes and Esmonde Motors site into a vibrant new residential and community destination. Developed by Cairn Homes, the scheme will deliver 377 Build-to-Rent apartments across six buildings, ranging from three to nine storeys, alongside a community sports hall, café and restaurant spaces, a creche, office hub and resident amenities.
Located on a prominent site adjoining the N11 and close to Stillorgan Village, the development represents an important piece of urban regeneration for the area. Rather than simply delivering new homes, The Blakes is designed to create a connected neighbourhood where residential, community and commercial uses work together.
We're providing full MEP design and construction support for the development, bringing our multidisciplinary engineering expertise across the mechanical, electrical and public health requirements of the scheme. Our approach considers the demands of a large-scale Build-to-Rent development, balancing building performance, occupant comfort, energy efficiency and practical construction delivery.
The development also incorporates renewable energy measures, including solar panels, alongside a range of energy-efficient building systems and sustainable design measures.
For EDC, The Blakes represents the type of complex urban development where engineering needs to work seamlessly with architecture, sustainability and the wider community. From the apartments themselves to the shared amenities and commercial spaces, our role is focused on delivering robust, efficient and future-ready building services throughout the development.
