The redevelopment of the former Central Mental Hospital site in Dundrum is creating a new neighbourhood while carefully responding to the character, heritage and landscape of one of the area’s most distinctive sites. Once complete, Dundrum Central will provide 934 new homes, alongside community and sports facilities, a crèche, medical centre, cafés, retail and extensive landscaped public spaces.
The scale is significant, but the ambition goes beyond the number of homes. The project is about creating a connected community within an established urban setting, bringing new housing and amenities together while retaining important elements of the site's historic identity.
For EDC, the project presents a complex MEP challenge. We are providing multidisciplinary MEP design and energy engineering services, integrating the mechanical, electrical and public health infrastructure required across the residential buildings and supporting community facilities.
Sustainability and building performance are central to the development, with the homes targeting Home Performance Index (HPI) certification. The energy strategy incorporates high-performance building fabric, heat pump technology, photovoltaic systems and centralised energy solutions, alongside measures designed to improve energy efficiency, occupant comfort and long-term performance.
Dundrum Central demonstrates what can be achieved when engineering, sustainability, architecture and place-making are considered together, transforming a significant piece of Dublin's past into a neighbourhood designed for its future.
